When you are buying a house, get a home warranty. More times than not (especially in this market) you can get the sellers to purchase one for you. If not, they are around $300-$400 and worth it if you have an older place. I have been in my place for approximately 6 mos and the water heater went out. I will gladly pay the $100 service call fee and let the warranty company pay the $500 replacement.
